BackgroundThe site is at Riverside Cambridge on the banks of the River Cam. The land was contaminated from its former use as a sewage pumping station. Remedial works included excavating and re-instating up to 15 metres of contaminated material.
Because of this the client (MGH) has incorporated basements into the scheme to maximise the density of housing on this city centre site. 35 houses have basements and there is a block of apartments forming the bulk of frontage to the River. |

GroundworksMGH undertook groundworks, preparing foundation slabs to an agreed sequence.
ThermoneX carried out design of the basements as well as the installation. Four precasters were chosen for the different precast concrete works |

PrecastersPrecast Products of Waterford manufactured X-Concrete and dense internal walls.
Finlay Concrete Products of Wells Somerset manufactured all the sunken patio walls; as well as the stairs and ramps.
Milbank Industries made the cycle and car stores, as well as X-Concrete and some dense concrete panels.
Stresslite from Dublin supplied permanent formwork floors for the garages. |

ProgrammeThe project has taken 20 weeks to build providing over 20,000 square feet of living space.
Many of the properties will have sunken patios - a private space to bring light and natural ventilation into the lower sections of the house.
The lower ground floors will house kitchen, dining and utility space, becoming an integral part of the house. |
